Englefield Estate tenant expands business

Why relocate if you can expand and future-proof your business by taking over the upstairs? The Windsor-based brand development firm “Brand Potential” has done exactly that by taking the second floor, as well as the first floor, of Number One Windsor, a close neighbour of Windsor Castle.

Brand Potential has just signed a tenancy agreement with the Englefield Estate to take two floors of the Grade II listed, mid-terrace building for its 26-strong team who are specialists in creative brand development strategies.

The striking three-storey property is located in the heart of Windsor at the southern end of the High Street on its junction with Sheet Street.

As well as occupying an enviable position directly opposite Windsor Castle, the premises benefit from private, on-site parking and a bright, high spec, modern interior with kitchen.

The team has almost doubled its floor space, with the second-floor space comprising 2,095 sq ft.

Commercial director and founder Tom Lovett, said he plans to double his business within the four-year lease commitment, so the expansion will enable him to fulfil this ambition and take on more staff.

“We have been quite a community here, socialising with the other tenants above and below us, even going to each other’s Christmas parties!” he said. “So when the tenants upstairs told us they were relocating, we thought it would be a good opportunity to take it on and stay in a place we are happy.”

Expanding the business upstairs made sense practically as well as strategically.

“Up until now, when we’ve run out of meeting space, we’ve had to hold meetings in nearby coffee shops, and focus groups and workshops from hotels,” Mr Lovett continued. “So taking on the upstairs will enable us to bring all elements of the business in-house.

“We considered other locations, including an open plan office on one level, but for us there is an advantage to having a split office space, with self-contained meeting rooms on another floor.

“The location couldn’t be better; our clients love coming here, and we’re minutes from the shops and cafés which I think is far better for my staff than an out of town industrial estate.

“Our company is all about brands and retail so it’s great to have that environment on our doorstep.”

Mr Lovett added: “The building has a really nice vibe about it, and our landlords are extremely amenable, so we were keen to stay.”

Edward Crookes, Englefield Estates Director, added: “Forging mutually beneficial, long-term relationships with our commercial tenants is something we feel very strongly about, so when tenants choose to remain in our properties we regard this as very positive.

“Retaining high calibre tenants like Brand Potential, when they outgrow their business space, is also very important, and we are very pleased to be in a position to facilitate their business expansion.”
